Fees and Engagement Terms

Fee Schedule for Real Estate Appraisals.

All fees are stated net of German VAT and disbursements. Full market value appraisals are billed in line with § 15 of the Bavarian Ordinance on the Remuneration of Valuation Boards (BayGaV). We support each appraisal through to closing, including written responses to queries from tax authorities, courts or opposing counsel.

Short Appraisals

Short appraisals serve internal purposes such as purchase price review, portfolio overview or initial family orientation. They are not intended as evidence before tax authorities or courts.

Remaining Useful Life Reports under § 7 Abs. 4 Satz 2 EStG

Remaining useful life reports are billed at a flat rate. The valuation reference date does not affect the fee.

Full Market Value Appraisals

Full appraisals are market value reports with complete derivation and documentation, suitable as evidence before tax authorities, courts or opposing counsel. For commercial and special properties the fee depends heavily on the individual case, in particular on the type of use, the depth of valuation and the quality of available data.

Case Assessment and Appraisal Review

Case assessments and reviews of existing appraisals with a written statement are billed on a time basis. The expected effort is communicated in writing prior to engagement.

Surcharges on short appraisals. Possible in cases involving usufruct, residential rights, complex encumbrances in Section II of the Land Register and valuation reference dates prior to 2014.

Documents for Efficient Processing

The following documents enable swift and reliable processing. Missing documents can be procured on request.

  1. Property address and current use
  2. Valuation reference date
  3. Year of construction and modernisation history with years
  4. Land Register extract including certificates of consent for encumbrances in Section II (plot size is taken from the extract)
  5. For condominium units: declaration of division and, if available, minutes of owners meetings from the last five years
  6. Construction plans: floor plans, area schedules, living area calculation
  7. For let properties: lease agreements or rent roll clearly assigned to each unit
  8. Optional: building permit
  9. For contractual documents: exact identification of the contracting party
