Practical Significance
For banks, insolvency administrators and solicitors with clients in the care segment, the high market turnover means that open market value appraisals for care properties must individually examine the operator structure, regional market depth and residual terms of care contracts.
Occupancy rates, care needs mix and staffing situation must be taken into account in valuations. Blanket assumptions based on historical market data are insufficient, as the operator landscape and regional care provision depth can shift within a matter of months.
